The Increasing Popularity Of Modular Homes

Modular homes have become more popular of late as a result of the many benefits they offer. These houses are built in sections in a factory setting. The sections move through the factory on assembly lines and quality is controlled at every step. Finished modules are covered for protection and transported to site, usually by flat-bed trucks.

Once the sections have been transported to site, a crane is required to assemble them. The crane lifts the sections onto the foundation in a certain configuration. They may be placed side by side or stacked. A building contractor supervises the assembly to make sure that it occurs in accordance with local building codes. Unlike a mobile home, the modular home has to comply with local building codes of the locality in which it is erected.

Each manufacturer is different so it is important to ask questions to establish how flexible they are. They generally offer a range of house plans to choose from in a variety of styles. Options of customization are usually offered too. Floor plans, elevations, styles of windows and many other details can be selected. Computer aided design programs are used to modify plans to the specifications of the owner.

These houses are often more affordable than conventionally built ones for a variety of reasons. They can be built in the factory in a fairly short amount of time. Overall building time is reduced by site work and home construction happening at the same time. The construction is not subjected to any delays from inclement weather such as one built on site. Speed of construction translates to a faster return on investment.

The fact that materials are stored inside a factory protects them from damage. They do not develop rust, mold or mildew. Lumbar that is stored outside can easily develop mold and other materials may rust. When moldy lumbar is used in construction this can cause health problems for the occupants such as respiratory problems.

The sections are designed by engineers and construction in the factory is strictly quality controlled. The technologically advanced tools used help to ensure accuracy with regard to fit. This means that the buildings are more energy efficient. The fact that insulation is good helps to keep temperatures regulated and means that less heating or cooling is needed.

The building consists of reusable components so it can even be taken down and relocated if necessary. It is also much easier to simply add sections to such a building if more space is needed than to a conventional one. Changes can be made without losing the original investment.

The best modular homes today have all the benefits of conventionally built houses and more. One cannot tell the difference once they are assembled and they retain their value in the same way as a house built in site. A bank or an insurance company views them in the same way as site-built houses too and have no objections to financing them.
